DUE DILIGENCE, MASTER PLANNING, & POTENTIAL RENOVATION

Thank you for considering Cogun, Inc. as you begin to think about the future home of Athens Church. As we discussed on the phone with Sean this past Wednesday (3/25/2009), we consider it an honor to be asked to submit this “next steps” proposal to Athens Church.

Our goal is to facilitate a process to help your church answer the question of how to accommodate current space needs and best plan for future growth. Beyond renovating the project, the purpose of our work together is to help you continue to shape the vision for your campuses, relate this vision to facility program needs, and reconcile these needs with projections of growth, your available resources, and your growth options.

Our intent is to proceed with planning for growth in a method that offers measured steps for practical, prudent decision-making for Athens Church. Our process include (in partnership with an Architect), but not necessarily limited to the items below.         

STEP 1:  Planning & Analysis
 
FEASIBILITY STUDIES:
•    Existing Facility Repurposing Analysis of the Wal-Mart Building
o    Site Layout Consideration(s)
o    Parking Study & Egress
o    Life Safety Review & Egress
o    Review of existing Electrical Service and Mechanical Systems
o    Utilities Analysis (e.g. Sewer and Water Requirements)
o    Programming Threshold Analysis
Percept Demographic Analysis coordinated by TAG Consulting
•    Planning & Scope for Third Place Concepts (e.g. Coffee, Bookstore, & etc)
•    Discovery Meetings and Focus Groups (if needed) for Due Diligence Purposes
•    Financial Feasibility Study for both Total Project Budget and Building/Renovation Budget
•    Programming Study, Space Needs Analysis, Flow Analysis, & Room Utilization Analysis
•    Preliminary Pre-construction/Project Scheduling

DESIGN:
 
•    Development of Site Plan Based on the Above Studies (including Parking & Pedestrian Traffic)
•    Schematic Design of Phase I (Floor Plans and Elevations)
•    Interior Design Specifications
•    Environmental Design Review
•    Summary/Outline Specifications
•    Preliminary Code/Zoning Review
•    Range of Value Estimating at completion of Schematic Design
•    Preliminary Computer Generated Model (3D)
•    Funding Assistance – Loan Application Development (if required)
•    Civil Engineering Coordination
•    LEED certification Due Diligence and Consideration (if interested)

Cost for Step 1: 1.25% of estimated next phase total project cost

NOTE: At the completion of Step One, Athens Church and Cogun will enter into Cogun’s standard Construction Agreement
 
STEP 2:  Design Development, Engineering, & Estimating
 
•    Beginning of engineering drawings including structural, mechanical, electrical and plumbing
•    Architectural Schedules/Details:
o    Room Finish
o    Doors/Windows
o    Equipment
o    Sections (ceiling/wall/transverse)
o    Reflective Ceiling Plan
o    Roof Plan
o    Revised Computer Model
o    Color/Material Selections
•    AVL Coordination (Audio, Video, & Lighting)
•    FF&E Coordination (Furniture, Fixture, Equipment)
•    Specialty Engineering Coordination (e.g. Coffee, Bookstore, Check-in Kiosks)
•    Detailed Code/Zoning/ARB/HPC/Entitlement processes
•    Performance Specifications Based on Drawings
•    Continued Civil Engineering Coordination
•    Finalize Lump-Sum Price via Addendum to Construction Agreement

Cost for Step 2: Progress Payments as per the Construction Agreement

STEP 3:  Construction/Renovation
    
•    Finalize permit-ready drawings
•    Submit for permits
•    Assist to finalize funding for project
•    Assist with donor/giving meetings for presentations and questions
•    Assemble & coordinate internal construction team & project schedule
•    Start construction of new building  

Cost for Step 3: Remainder of Construction Agreement for Construction
